TO PROLONG THE LIFE OF YOUR SECTIONAL BUILDING WE RECOMMEND YOU ADHERE TO THE FOLLOWING INFORMATION:

Always check there are no overhanging branches or leaves above your building, this can wear away the felt or break off and damage the roof. Check you have no puddles collecting under your building. Oil all furniture on a regular basis. Your timber building is 100% pressure treated timber, (interlocking cabins excluded see below) your timber building is protected against rot and insect attack. We recommend you seal your building with a waterproof sealant. We strongly recommend Protek (Royal exterior for self application) which can be purchased direct from us. Three coats are recommended & should be applied annually. Extra coats may be required in open areas. It is the customer’s responsibility to ensure the building is water tight. Also gutters should be fitted, this stops drips of water being blown on to the building and also splash backs onto the bottom of your building.

SKINNERS SHEDS TERMS AND CONDITIONS

All Buildings Are The Property Of Skinners Sheds Ltd Until Full Payment Is Received And Can Be Reclaimed At Any Time. Deposit/payment In Full: A Non-refundable Deposit Is Required At The Time Of Order And Full Payment Must Be Received A Minimum Of 10 Days Before Delivery Or Your Building Will Be Put On Hold. Refunds: If A Refund Is Required A £50 Admin Fee & 10% Of The Order Cost Will Be Deducted From The Deposit Or The Deposit Will Not Be Refunded, Whichever Is Greater. Any Bespoke Building(s), Bases, Bearers, Protek And All Accessories Are Non-refundable. Bases: It Is The Customers Responsibility To Ensure That The Ground Under Any Base I.e. Concrete Bases, Platform Bases, Etc. Is Firm Enough To Support The Weight Of The Base And The Building. It Is The Responsibility Of The Customer To Ensure Their Completed Base Is 100% Flat, Level, Solid And Of Adequate Size To Fully Support The Building – Sizes Quoted Are For The Floor Area. All Concrete Bases Or Slab Bases Must Not Have Any Shallow Or Raised Areas. Skinners Sheds Recommend A Minimum Of 12” Clearance Around The Building To Allow For The Roof Overhang And Fitting Of All Components. For Concrete Bases, We Recommend Reinforcement Mesh Which Helps Prevent Cracking And Movement And Damp-Proof Membrane Which Helps Prevent Moisture Penetrating Through The Bottom Of Your Base. These Can Be Added For An Additional Charge. Bases Will Elevate Your Building. It Is The Customers Responsibility To Work Out All Height Restrictions And Take Full Responsibility For Any Planning Issues. Bases Installations Dates Are Subject To Change. It Is The Customer’s Responsibility To Ensure Bases Are Installed In The Correct Position And Once Installed They Cannot Be Moved. Skinners Sheds Will Not Be Held Responsible For Any Problems Arising Due To Faulty Base Work Constructed By The Purchaser. Platform Bases: Platform Bases Will Only Be Installed On Solid Ground With A Fall Of No More Than 6”. Concrete, Tarmac Or Slabs With No Gaps Are Classed As Solid Ground NOT Mud, Shingle Or Boggy Ground. Bearer Bases: Skinners Sheds Floors Are Manufactured With Tanalised Bearers Which Will Sit On Concrete Or Slab Bases Perfectly And This Will Give A Dry Air Flow Under Your Building. Alternatively, You May Lay A Bearer Base (must Be Flat, Level, Solid And Running The Correct Way). It Is The Customer’s Responsibility To Check Which Way You Need To Run Your Bearers By Confirming With The Show Site Manager At Point Of Sale. Heavy Base are ideal for uneven ground (no more than 30cm out of level) and constructed from pressure treated 150mm x 50mm timber. When installed, recycled plastic legs are concreted in the ground and are used across the whole base to support where necessary. The ground must be solid, and not have more than a 12-inch fall across the whole area. It is the customers responsibility to level the ground, if required. Once installed, this base guarantees your building installation. We do not remove the spoil, or undertake any landscaping. We do not supply or fit steps or skirting around the bases. Access: All Items Must Go Around Your Property Not Through It. If Necessary, And In Order To Accommodate, Please Remove Fence Panels Or Any Obstructions. (i.e., Over Hanging Tree Limbs, Arches, Wires Or Gutters Etc.). If Going Through Gates, There Must Be No Arches, Bars Or Lintels Above. Remember Some Items Are Very Heavy And Normally There Are Only Two People On Each Van. Skinners Sheds Fitters Are Employed To Erect Your Building And Not Rectify Your Base Or Access Problems. If You Have Any Worries, Please Call Back To Your Show Site For A Free Site Visit. Site Preparation: It Is The Responsibility Of The Customer To Ensure That The Site Is Safe And Free From Obstructions That Could Cause Any Damage Or Cause Injury To The Person(s) That Deliver And Erect The Building. Delivery Only: All buildings sold for delivery only will be delivered to the front of the premises. Please ensure there is a flat level area for the building to be stacked on. You must protect the building from bad weather and the building must be treated and erected as soon as possible. Advanced DIY skills and tools are required. Modification by the customer may be required on install of any building or structure. When interlocking buildings are delivered in kit form on a lorry that is unloaded by hand this requires the customer to supply two able bodied persons to assist our driver. Please note that Skinners Sheds cannot be held responsible for items missing 24 hours after delivery. Delivery and Erection: Please advise of any difficulties e.g. overhead obstructions, walls, hedges, satellite dishes, brick archways, overhead cables, etc. prior to the delivery date. The erection service will be null and void if we cannot deliver and erect at the same time, this will result in the goods being stacked adjacent to the delivery site. If Skinners Sheds Ltd are unable to erect the building due to an unsuitable base or access restrictions a recall charge of £50 plus 10% of the order price will apply. If a platform, heavy, or concrete base is required and ordered to rectify a base issue, only the admin fee of £50 will apply. If your building is erected in the rain or damp inclement conditions, you must ensure you leave adequate ventilation to allow the building to dry. Failing to ventilate the building whilst timbers are drying out can cause condensation or mould to occur. This will produce drips of water inside the building, which can be mistaken for leaks. Condensation will also occur on the inside of the windows. Leave windows and doors open to air the building on fair weather days. Never use a heater this can cause the building to dry out too quickly and cause cracks and warping, especially the roof. Delivery Dates: Dates given are only a guide and may change depending on circumstances beyond our control (i.e. Breakdowns, Accidents and Adverse weather conditions). Roof Covering: Free mineral felt is supplied only with the building and not in conjunction with any other roofing material or options. Colour of felt may vary this is beyond our control. Felt shingles are not recommended for open or coastal areas, standard mineral felt is recommended in these locations. Skinners Sheds Ltd hold no responsibility for damage or lifting of roof coverings due to adverse weather conditions following installation by our fitters. Specification: Specifications stated will be adhered to as far as possible, but the company reserves the right to make any alterations which may be necessary or advantageous. Show site, internet and catalogue models may be different to the style or model you receive. Windows, doors, specification and style may change without notice, this is due to the suppliers at the time of manufacture. Skinners Sheds Ltd. cannot be held responsible for variations in colour of treated timber. Timber will naturally bleach in the sun and an even colour will occur. Planning: It is the customers sole responsibility to check with their local planning authority regarding planning permission for their building being erected. Skinners Sheds Ltd will not be held responsible for any problems regarding planning permission (if applicable). Ridge and eaves height may vary depending on size of building. Where stated building under 2.5m, this is only a guideline and may vary within our tolerances. Bases, Bearers & Insulation will raise the height of the building. Any planning restrictions must be brought to our attention at time of order and be noted. Securing the Building: All buildings including beach huts and garages are not secured to the base by Skinners Sheds Ltd, this is the customers responsibility. L-Brackets Are Recommended To Fix To The Inside Of The Frame, And Bolts Should Not Be Used Close To Concrete Edges. It is recommended that you strap down the building in very open/exposed areas. Maintenance: Please remember you will need future access to all sides of your building to maintain and treat as required. Pressure treated timber is porous and requires waterproofing regularly. All timber buildings will require regular maintenance and re-coating with waterproofing paint. It is the customers responsibility to maintain and treat their building. Sectional buildings will require doors, windows etc. to be sealed with mastic or sealant. Interlocking buildings will require door & window seals to be cleaned, checked and replaced as necessary. Doors and windows may need to be unscrewed, re-aligned and re-fixed as logs shrink and expand, this is normal. Following re-sealing and settling of buildings re-coating with waterproofing paint will be required. Felt is manufactured using tar & oil that will ripple and twist with movement of your building. All felt must be checked for deterioration that can lead to leaks. Rubber roofs may bubble but this will not affect its performance. Waterproofing: Skinners Sheds Ltd do not supply waterproofed buildings. It is the customer’s responsibility to ensure the building is watertight. Skinners Sheds Ltd will not return to any problems caused by damp issues where inferior water sealants have been used. Inferior products will allow water penetration that in due course can lead to swollen doors, panels and roof timbers which may swell and pop from the building. Skinners Sheds Ltd recommend Protek Royal Exterior with built in UV protection when water sealing your building. For further help and advice, you can contact Protek Products Services Department by visiting www.protekwoodstains.co.uk. Skinners Sheds Ltd cannot be held responsible for the performance of Protek. Please note that there will be variations in colour on different VDUs and process may slightly alter the colour. Final colours may also be affected by the timber to which it is applied (pale softwood as opposed to dark hardwood) and could be affected if you are overcoating previous treatment. No colours can be exchanged or refunded. D.P.C is the customer’s responsibility. Ex-Display: A Health & Safety disclaimer must be signed before any work commences on Skinners Sheds sites. Skinners Sheds Ltd hold no responsibility for any damage or injury to persons or property during the takedown and removal of any ex-display Skinners Sheds building. It is the responsibility of the customer/contractor (of the customer) to ensure safe disassembly and removal of the product. No refund or compensation can be given once work has commenced on dismantling the building. As the customer or contractor, you must make sure the area is made safe and cornered off for the safety of any personal or member of the public coming onto the site. All nails, screws and rubbish must be removed from site along with the building. Greenhouses: All greenhouses and accessories are delivered direct from Eden Halls Greenhouses Ltd who will contact the customer to arrange a delivery date. Eden Halls Greenhouses Ltd carry out the installation service and will arrange this direct with customer. Delivery and installation times will vary and it is the customers responsibility to check with Eden Halls Greenhouses Ltd for current delivery and installation times at the time of ordering. All greenhouse complaints must be taken up with Eden Halls directly. Accessories: Any accessories (Ventilation Vents, Gutters etc.) that are fitted by Skinners Sheds will be fitted in accordance with our company policy and positioned advantageously to the company. Once accessories are fitted they cannot be moved by Skinners Sheds. After Installation some adjustment may be necessary due to building movement, this is the customers responsibility. Guarantee: Buildings purchased from Skinners Sheds Ltd are guaranteed for 1 year against manufacturing and installation defects. Your guarantee will be null and void if Skinners Sheds personnel do not erect the building or if the customer modifies the building (internally or externally) or the customer fails to maintain the building correctly. Skinners sheds Ltd only guarantee mineral felt for 3 months. Rubber roofs have a 10-year guarantee from the rubber roof manufacturer / wholesaler / guarantor at the time of order, not from Skinners Sheds Ltd. Rubber Sheets May Contain Seams Or Manufacturers Markings But Still Carry The 10 Year Guarantee. Skinners Sheds Ltd do not accept liability for any damage or problems caused by customers in self erection. Skinners sheds Ltd cannot be held responsible for shrinkage, knot holes and movement in the building. Timber is a natural product and may be up to 6m long, which can cause some of the timbers to twist, crack and warp which is beyond our control and is easily fixed with filler. Once filled, sanded and stained, you should have many years of enjoyment. Faults/Defects: Skinners Sheds Ltd are entitled to a reasonable period of time to rectify any faults/defects. Skinners Sheds Ltd will not reimburse you if you choose to rectify any defects yourself or if you appoint a 3rd party to carry out repairs on your behalf. Interlocking Buildings: Interlocking buildings are delivered in kit form on Skinners Sheds Ltd lorries. Interlocking logs 44mm/44mm Double skin /70mm and 90mm are finished with squared edges not bevelled edges. Your building is a natural product, Skinners Sheds Ltd recommend all untreated buildings are treated with Protek Wood Preservative and three coats of Protek Royal Exterior – more coats may be required. Takedowns/Old Building Removals: All buildings must be empty and services such as electric and water must be disconnected. We will only remove the building; not the contents. If the building has internal cladding there will be additional cost. We cannot take down or remove asbestos. Whilst every effort will be made to remove all materials, some debris may still remain. Complaints: Customer complaints require photographic evidence emailed to info@skinners-sheds.com. Cancellations and Returns: Skinners Sheds has the right to cancel any contract, order or services without prior notice or reason. Skinners Sheds will not accept cancellations or returns if the goods have been delivered, erected or altered by applying chemicals or paints to the surfaces or by altering or customizing the goods as his or her own. In the unlikely event that Skinners Sheds authorize collection of goods from you a charge will apply and we would request that the goods are returned with original packaging if possible. We would like to remind you that you have a statutory duty to take care of goods. Disclaimer: Skinners Sheds Ltd cannot be held responsible for any damage caused to any property, drives, fixtures, fittings, garden ornaments and plants whilst delivering the building(s). Skinners Sheds Ltd will not be held responsible for any injury caused when within or around, or on the timber building i.e. Wendy houses or any other Skinners Sheds product. It is the responsibility of the parent or guardian to supervise children or any person when playing in Wendy Houses. The customer accepts full responsibility for injury which may be caused to any person within, around, or on the timber building. Although all buildings are checked upon completion, it is the customers responsibility to take care around the building for nails, screws, metal or splinters as some may be missed. Dry lining will move whilst the building settles and cracks may appear – This is normal and expected. These are cosmetic and do not affect the structure of the building. This can be touched up as part of the routine maintenance. Internal cladding may also move and can be maintained in much the same way. We recommend not to fix any materials to the walls of log cabins as this restricts the natural movement of the timber. This will cause the logs to be restricted as the cabin is made in a floating system. Skinners Sheds Ltd may alter these terms and conditions from time to time and post a new version on the website, these supersede all previous versions. It is the customers responsibility to check the latest version of the terms and conditions on the website on a regular basis. The company recommends printing out a copy of the terms and conditions for future reference, this does not affect your statutory rights. 1 October 2015, any building or decorating work should do the following: Be completed with reasonable care and skill. This doesn’t mean perfection but the standard you could expect from a reasonably competent contractor. Use materials that are of satisfactory quality and fit for their purpose. This includes any goods supplied, such as appliances for a new kitchen. Goods supplied must be as described. Any product/building on order after the arranged delivery/installation date will be stored for up to 6 months F.O.C. All prices on this website are subject to change without notice. Whilst we make every effort to provide you with the most accurate, up-to-date information, occasionally, one or more items on our website may be mispriced.

In the event a product is listed at an incorrect price due to typographical, photographic, or technical error or error in pricing information received from our suppliers, Skinners Sheds Ltd shall have the right to refuse or cancel any orders placed for products listed at the in correct price.

If an item’s correct price is lower than the websites stated price, we will charge the lower amount to you and refund the difference to you as per our normal refund terms.

If an item’s correct price is higher than the websites stated price, we will either cancel your order and notify you of the price error and order cancellation or notify you of the price difference to be paid
